Taking on a self-build project can be quite complex and you’ll probably need to hire specialists to help you design, finance and build your home.
We have asked independent experts in the field of self-build to join our Network of Experts: architects, builders, sustainability consultants and financial advisers. Along with the Customer Guide, they can help, advise and work with you to develop your plot. There’s no obligation for you to use this Network, you are more than welcome to use your own contacts too.
Design
Self-build gives you an incredible opportunity to decide how you create your next home, with your design and your builder. You will have the chance to design with an architect of your choice, making a home that you love. We have briefed some architects who have shown interest in Orchard Farm. They can help you design and create your home, from start to finish.
Finance
When your architect has produced your design this can be costed. Sometimes the architect can help you to produce an estimate or you can use an online cost estimating tool. To get a self-build mortgage we can introduce you to some independent Mortgage advisors and lenders. It is wise to contact them as soon as possible. You can start by browsing their websites.
Build
At Orchard Farm you can create a unique home and be part of a new community in a green neighbourhood. You can have your house built by a frame builder or by your own team of professionals and choose which parts of the build to do yourself. You will live amongst people who have invested in the creation of their home and who will be proud of what they have achieved.

During the sales period, we'll introduce you to a Network of Experts, including architects, construction companies and financial advisers. On Open Days, many of these experts will be present to talk to you about what's important on your self-build journey.
This independent network of professionals has been briefed by us and they understand how self-build at Orchard Farm will work. Using their professional expertise, they can help and advise you on your self-build journey with you taking the lead. However, there’s no obligation to use this network if you already have other professionals on board.
